We believe all owners and investors deserve full-service for property management including:

Execute the Property Management Agreement.
Process all rental applications to include: verifying employment, contacting current/previous landlords and obtaining a credit and criminal background report.
Review application findings and our recommendation with the Landlord and receive final approval or rejection.
​Prepare the Lease Agreement and necessary addendum.
Prepare a Welcome Package for new Tenants courtesy of Stackhouse Management, Inc.
Collect required security deposit and pet deposits (if applicable).
Provide aggressive reforcement of the lease terms (i.e. rent collection, care of property, etc. )
Posting/hand delivery of notices to tenants regarding non-payment of rent or other violation of lease terms.
Filing documents associated with eviction proceedings at the local courthouse.
Appear in court as witness for eviction proceedings.
​Monitor and react to tenant requests for repairs.
​Coordinate necessary property repairs or maintenance with appropriate licensed and insured vendors.
Provide Landlord with written estimates when requested.
Provide after hour emergency service to the Tenants.
Provide Landlord a detailed monthly accounting statement.
Disburse monthly rental proceeds to Landlord via US mail or direct deposit into an account of Landlord's choosing.
Provide Landlord an IRS 1099 tax form.
Provide Landlord an annual summary of property expenses for use with tax preparation.
Negotiate lease renewals with current tenants (when applicable).
Conduct a periodic visual property inspection and provide feedback and recommendations along with photos to the Landlord as requested.
Conduct a visual checkout inspection with photos when tenant vacates property.
Disburse tenant security deposit after determination and remedy of damages (if any).
Provide ongoing communication with the Landlord regrading all property matters via e-mail, phone & US mail.
